Digital right from the start: the “Tracks” project in Münchenstein

How Elron Club is using Allthings to make a building fit for automated operation.

The New Tracks Building is creating a digital milestone right at the train station in Münchenstein: 10 floors, 82 rental apartments, commercial space — and a real estate operation that is designed to be automated from the start.

Elron Club AG, specialized in digital real estate management, wanted to create a building for Bricks AG that was designed for efficiency, integration and user comfort right from the planning stage. To do this, she relied on the Allthings Getting-Started package for new buildings — a structured approach to link digital infrastructure, partner solutions and management processes right from the start.

From vision to digital operation

Together with Allthings, the Foundations Were Laid:

  1. Which functions are useful for the building?
  2. Which systems need to be integrated?
  3. And what does the ideal digital infrastructure look like?

The result was a holistic concept that combines ERP, energy monitoring, mobility, logistics, access and building technology — a total of 13 integrations and 8 new partner solutions.

Tenants enjoy a modern, digitally supported living experience every day — and Elron worked efficiently, transparently and scalably right from the start.

Conclusion

The “Tracks” project shows how early planning and structured digitization in new buildings lead to measurable efficiency gains — and create the basis for self-controlling buildings.

In the modern real estate industry, the question is no longer whether a new building will be digitized, but how to tame the flood of technologies. A prime example of this change is the CôtéGare project in Bussigny. With almost 500 apartments as well as commercial and office space, the team faced a huge challenge: How can 13 different smart technologies be connected in such a way that they do not cause an administrative nightmare in the company?
