CôtéGare: How an orchestration platform overcomes the chaos of isolated solutions

From individual solutions to digital ecosystems
In the early days of the PropTech movement, the focus was on specialized individual solutions. Today, this often results in a “patchwork” in which every trade — from the parcel box to the e-charging station to the heating control system — comes with its own app and separate interfaces.
At the project CôteGare, which was realized by HRS and acquired by Pensimo Management AG and Baloise Asset Management, a radically different path was chosen. Allthings was brought on board as a partner for the digital system landscape right from the planning phase.
The role of the orchestration platform
Allthings no longer functions just as a tenant app, but as a central orchestration platform. The goal is a “radically open real estate world” in which various digital components such as Lego bricks can be put together.

Measurable benefits for all parties involved
The benefits of this deep integration extend throughout the entire life cycle of the property:
- For owners: An integrated platform has a positive effect on sustainability ratings such as GRESB or SNBS. In addition, operating costs are reduced as user management is centralized.
- For managers: Instead of operating 13 different applications in parallel, all threads converge in the Allthings Cockpit. This massively reduces administrative work and creates space for value-adding tasks.
- For tenants: Residents enjoy an “omnichannel approach.” Whether it's information on energy consumption, booking common areas or communication with the administration — everything is accessible via a single access point.
Conclusion: Planning is everything
The CôtéGare case clearly shows that what was not properly digitally thought through during the construction phase causes higher costs in operation by factors. By preparing tender texts at an early stage for maximum interoperability, it was ensured that the property was ready for “digital, AI-based operation.”
With this approach, the project was already completed with the 2022 Real Estate Awards awards and sets new standards for the Swiss real estate sector.
